Turnstone/General Partners

Turnstone owns and operates residential real estate in California and Texas. The majority of properties are located in greater Los Angeles County and in the metropolitan areas of Houston. Turnstone started in the Southern California residential real estate development marketplace in 1997. Since that time Turnstone has acquired, improved and sold in excess of 350 properties; ranging from single family residences to 400+ unit apartment complexes. We specialize in distressed properties not easily moved through the conventional machine of retail real estate.

Added Value - Our acquisition team focuses on investments that bring added value to Investors. We take pride in “identifying opportunity otherwise overlooked by un-seasoned investors”.

Our focus has not been on the creation of a large real estate acquisition firm. We do not participate in the real estate commission associated with the transfer or sale of real estate.

Turnstone’s mission is to purchase real property assets generating superior returns for both the Investor and Developer. Through a galvanized focus on this mission, our investment decisions are made solely on the quality of the investment opportunity rather than maintaining the overhead need of a real estate brokerage.

Principals

John S. Ward John Ward is a Managing Director and founding Partner of Turnstone and has been in the real estate industry since 1979. During his tenure he has worked in many facets of the business, including mortgage lending – both primary and secondary marketing, real estate development including new construction and renovation, multi-unit apartment acquisition and renovation. His specialties include: acquisition, due-diligence, financial evaluation and management oversight. John has personally sponsored the purchase and renovation of over 270, one to four unit properties in Los Angeles County, totaling more than 810 units. In addition, John, together with Kurt Slingsby, has completed the renovation and repositioning of 23 apartment buildings, totaling 459 units, in Southern California and multiple complexes totaling 700 units in Houston. John, his wife and two children reside in Manhattan Beach, California.

E. Kurt Slingsby Kurt Slingsby is a Managing Director and a founding Partner of Turnstone and has been developing residential real estate since 1997. Prior to forming Turnstone he was the General Manager of a large Southern California environmental services company. He brings strong business management skills and substantial experience in the construction, renovation, management and finance of residential real estate. He has managed the successful renovation of over 335 homes and apartments and new construction of 27 properties. Kurt is also the Managing Director of Property Works, Inc. the designated Property Management Company for project assets. Together with John Ward, Kurt has completed the renovation and repositioning of 23 apartment buildings, totaling 459 units, in Southern California and multiple complexes totaling more than 700 units in Houston. He holds a degree from Pepperdine University and is living in Palos Verdes Estates, California with his wife and two children.
