Turnstone is seeking Investment Partners interested in taking advantage of one of the best markets for real estate accumulation in the last 30 years. Residential real estate (1 to 4 family dwellings) in the State of California and Los Angeles County in particular has seen a rapid reduction in property values since first quarter of 2005. This rapid reduction in property values, together with an unprecedented Federal action to support credit markets, has created a once in a lifetime opportunity for equity accumulation in the one to four unit residential real estate market. We believe there exists’ a window of opportunity for the next twelve (12) months to realize substantial return on investment through the accumulation of real estate, its cash flow and subsequent appreciation. Turnstone is structuring investment partnerships specifically designed for Investors who are otherwise unable to participate in the business of investing in foreclosed properties in Southern California. These partnerships will accept a minimum investment of $50,000.00. The projected involvement will be 30 to 60 months. Investors with $200,000 or more to invest will enjoy an individual partnership with Turnstone. Investors with $50,000 to $199,000 will be “paired” together with other like minded Investors in a partnership that will create additional buying power and benefit from economies of scale. The partnerships will invest 50% of their resources in single family dwellings that offer the best opportunity to buy, rehab and “quick turn” for maximum profit. The remaining 50% will be invested in 2 to 4 unit, cash flow, properties that will be rehabbed, managed and held for significant equity appreciation. Returns to Investors are projected between seventeen percent (17%) to twenty five percent (25%) annualized. In order to offer Investors the highest opportunity for a safe return on their investment, Turnstone offers Investors a preferred or protected return of ten percent (10%). To the Investor, the preferred return means that net profits are first distributed to Investors until their return on the allocated funds has reached ten percent (10%). Turnstone will form an LLC for the purpose locating, purchasing, improving, managing and ultimately selling the one to four unit residential properties. All properties will be located in Los Angeles County.
